Pre-Qualifying
It's a smart idea to find out how much house you can afford before you even start looking at homes. And if you're pre-qualified, you can get to settlement faster. You can pre-qualify for a mortgage several ways:
- On-line go to our pre-qualify screen.
- Call Mortgage Xpress at 1-888-2GILPIN. The fast, free, automated way to be pre-qualified. Just enter information on your telephone.
- Call or E-Mail any Gilpin Loan Officer Numbers and locations are listed on the staff page.
Now To The Programs:
- FHA A government program that features a low down payment requirement of only 2.25% of the cost of the home (which can come as a gift). There is no income limit for an FHA loan.
- VA For veterans only. Requires little or no cash to go to closing. This is a great program if you have veterans' benefits, have a solid income, but perhaps are short on saved cash.
- The 97% Solution Borrow 97% of the cost of the home you're buying. You only need 3% down. Ask your Loan Officer about current income limits.
- The 5% Down There's no income limit here, and you only have to put down 5% of the purchase price of the home.
- The 3/2 Community Homebuyer This program offers higher qualifying ratios (less income is required and more debt is allowed). And what does the 3 and 2 stand for, anyway? That's a 3% down payment you need to come up with and 2% that can come as a gift from a relative or certain community groups or public agencies that participate in the program. - The 2/1 Buydown Want to ease into your mortgage payment? With this program, your payment is lower for the first two years you own your home. After that, you level out to a normal 30-year, fixed rate payment.
