Sorry, but the Gilpin 203k only provides financing for repairs to be completed by licensed, third party contractors.
Can I use contractors I select myself?
Yes, you pick the contractor yourself. We only require that they be licensed and provide a Federal Employer Identification Number.

Why is the last step negotiating with the seller?
Buying a house requiring repair or improvements is different than just buying. What you’re willing to pay for the house may be dependent upon the cost of the improvements. So, finding out that the $5000 new roof is going to cost $10,000 instead can affect how much you’re willing to pay for the house itself.
